We are actively seeking multi-family residential projects located in the Western region of the United States, with an emphasis on California, Nevada, Arizona or Washington, however projects throughout the United States will also be considered. We have the resources and expertise to analyze and underwrite apartment deals quickly and efficiently. Brokers will be protected.
General criteria may include:
· Value-add aspect in either deferred maintenance, operational improvements or amenity upgrades
· Locations close to retail, transportation and employment
· 100+ units per location
· Price range generally: $10,000,000 to $75,000,000
· Year of construction generally: 1980 and newer
· Property grade: “C” to “B+” buildings in "B"and “A” locations
· Larger floor plans and square footage preferred: One bedroom and up
· “All cash” and high vacancy is acceptable
· Assumable loans are acceptable, Seller carry is desirable
